There are many strategies/methods when it comes to investing in real estate. It all depends on your scenario and situation. A fix and flip strategy might be perfect for someone else but not for you. Doing more than one investing strategy could be a very good way to diversify your portfolio. I am here to provide free consultation to see which investing strategy suits you the best.

Long-Term Rental

Experience Level: Novice/first-time investors
Neighborhood Grading: D to C+

Start-Up capital: $20,000 to $50,000

Funding Type: Conventional Loan

Mindshare Level: Highly passive

Scalability: Scalable

Time: One month or less

This is the best strategy for first-time investors and beginners. This approach involves buying turnkey properties and placing a long-term tenant. Just sit back and relax to enjoy a cash flow of 200-300 per month per property. You will enjoy the monthly cash flow, loan pay down, and market appreciation that is averaged 2-3% per year. 

Sometimes property might need a small clean-up and minor updates/rehab to get it rent ready. Turnover is typically one to two years.

Mid-Term and Short-Term Rental

Experience Level: Medium
Neighborhood Grading: B

Start-Up Capital: $40,000 to $90,000

Funding Type: Conventional Loan

Mindshare Level: Medium

Scalability: High yield per property but slower scalability

Time: 2 to 4 months

This strategy is the high-yield route. This route will require expert guidance in the location and the analysis of the deal. We will find a property that is in a B grade neighborhood in a good location for Airbnb that could be turnkey or requires a minor rehab.  Furnish it nicely and list it on Airbnb and vrbo for short-term rental.  Furnishfiner and marketplaces for mid-term rental for traveling nurses. I will be able to provide guidance, rehab, furnishing, and management. 

You will sit back and enjoy the 2-3x of monthly cash flow vs long-term rental, loan pay down, and market appreciation that averaged 2-3% per year. When you want to visit Cleveland for a family vacation, you will be able to block out those dates and have your own place called home.

BRRRR

Experience Level: High
Neighborhood Grading: C

Start-Up Capital: $70,000 to $140,000

Funding Type: All Cash, private money, hard money

Mindshare Level: High

Scalability: Highly scalable and repeatable. 

Time: 6 months

This is the popular Buy, Rehab, Rent, Refinance, Repeat strategy. It is highly repeatable and the ultimate wealth-building method. This strategy will require all cash up front for the purchase of the property and rehab. We will analyze/buy a distressed property, rehab it, rent it out, refinance to get your cash back, and repeat it all over again. At the end of each deal, you should be able to walk away with a free property or very little money 5k in the deal and have a cash flowing property to your name. You will enjoy monthly cash flow, loan pay down, and market appreciation that is averaged 2-3% per year. And most importantly, most of your cash back to do the next deal. I will provide guidance and project management throughout the entire process.

Fix and Flip

Experience Level: Very High
Neighborhood Grading: Any

Start-Up Capital: $60,000+

Funding Type: All Cash, Private money, Hard money

Mindshare Level: Very high but could be done remotely

Scalability: Highly scalable and repeatable. 

Time: 3 to 6 months

Sounds very straight forward right? It is not. This is the strategy that requires the most experience and has the most risk. But if done right, it is highly profitable and repeatable.  Buy distressed properties by analyzing the deal, having good and solid contractor to inspect and bid on the work, pay everything up front with cash and I will help you to market and sell it for a maximum profit. I will provide guidance and project management throughout the entire process.
